If you’ve been watching Twin Cities prices and wondering where your budget goes further, North Branch deserves a look. It sits along I-35 in Chisago County, about 45 miles north of Minneapolis, with a small-town feel, a long list of parks and trails, and home prices well below the inner suburbs. It’s not for everyone, and we’d rather tell you that up front than oversell it. Here’s what we’d want you to know before you start touring.

The Setting: Small Town, Big Trail Network

North Branch has about 12,000 residents and a historic downtown that still has its local cafés and independent businesses. The city reports more than 20 parks and roughly 30 miles of trails, plus farmers markets and wide stretches of open space.

The anchor is the Sunrise Prairie Regional Trail, a 21-mile paved route that follows a former rail line south through North Branch and Stacy to connect with the Hardwood Creek Regional Trail in Washington County. A parallel unpaved path serves horseback riders in warm months and snowmobilers in winter. Add Harder Park’s disc golf, summer music in Central Park, and winter skating rinks, and it’s a town that rewards people who like to be outside year-round.

Eating, Drinking, and Weekends

Downtown has the kind of local spots that make a small town feel like home: Merchants Cafe, a breakfast and lunch favorite set in a historic bank building, along with Mexican, Japanese, and burger options within a few minutes of each other. North Ridge Winery, on 33 acres just outside town, adds wine, music, and events. The annual Midsummer Days celebration is the community’s big summer gathering. For a bigger day out, Lindstrom, known as “America’s Little Sweden,” is about 15 miles away.

The North Branch Housing Market Right Now

Here’s where the numbers stand per Redfin’s August 2026 data, the most recent full month available:

  • Median sale price: $364,900, up 1.4% year over year
  • Median days on market: 28 days, down 7 days from a year ago
  • Homes sold: 77 in August, up 11.6% from last August
  • Sale-to-list ratio: 99.7%
  • Homes selling above list price: 29.9%, up about 9.6 points year over year
  • Homes with price drops: 32.2%, up about 10 points year over year
  • Redfin Compete Score: 68 out of 100, “somewhat competitive”

That’s a noticeably different market than Stillwater, where the median sits about $67,000 higher and homes go in under three weeks. North Branch is more balanced: homes are selling faster than last year, but about a third have price cuts, so sellers need realistic pricing and buyers have room to negotiate. For many households, that gap is the whole reason to look at the north end of the metro.

North Branch is also one of the places where new construction is active. If you’re weighing a builder, it’s worth reading our guide to new construction homes in the Twin Cities before you sign a contract, and we’re glad to walk lots and floor plans with you.

Schools: Know What You’re Comparing

North Branch Area Public Schools serves about 2,700 students from preschool through grade 12. On Niche, the district currently earns a C-minus overall, with an 82% graduation rate and an 18-to-1 student-teacher ratio. That’s a different profile from the highly rated districts in Stillwater or Hudson, and families who put schools first should visit the buildings and review the district’s own data rather than relying on any single rating. Some buyers find the trade-off worthwhile given what their housing dollar buys here; others won’t. Both are reasonable conclusions.

Taxes and Costs

North Branch’s median effective property tax rate runs about 1.17% of home value, slightly above the Minnesota median of about 1.13%. Because home values are lower, the typical tax bill (about $3,580) is close to the state median bill. The lower purchase price, not a lower rate, is what makes ownership more affordable here. As always, ask your lender and tax professional to run your specific numbers.

The Commute Question

North Branch is about 45 miles from Minneapolis, and you will want a car. I-35 is the main route, and drive times depend heavily on traffic and your destination. It works best for hybrid and remote workers, people employed in the north metro or Chisago and Isanti counties, and households that are comfortable trading drive time for space and price. If you commute downtown five days a week, test the drive at your actual commute hours before you fall in love with a house.

Is North Branch Right for You?

North Branch is a strong fit for buyers who want more house and yard for the money, enjoy trails and the outdoors, and value a small-town pace. It’s a harder fit if you need top-rated schools, a short commute to downtown, or a walkable urban lifestyle. Our job is to help you figure out which side of that line you’re on.

Let’s Talk About Your Move

Prices, incentives, and inventory vary block by block and builder by builder, which is where local help pays off.
