Afton is one of those places people describe with a sigh. A small village at the mouth of Valley Creek where it meets the St. Croix River, surrounded by bluffs, hills and quiet roads. For our clients who want space, privacy and a real sense of place within reach of the Twin Cities, Afton is often on the short list. It is also one of the pricier corners of the valley, so here is an honest look at what living in Afton means.
The Setting
Afton covers about 26.5 square miles, including a good amount of river and creek water, and had 2,955 residents at the 2020 census, with a median age of 50.2. Settlers arrived in 1837, the village was platted in 1855, and the name comes from Robert Burns’ poem “Sweet Afton.” Three properties are on the National Register of Historic Places: the Erastus Bolles House, the Newington Gilbert House and the Cushing Hotel.
That history shapes the housing too. Historic village homes sit alongside rural estates, acreage, and custom homes on the surrounding hills.
Dining, Outdoors and Community
Afton State Park, on the St. Croix, is the headline outdoor destination, with trails, river views, a beach and camping. Afton Alps is described as the largest ski and snowboard area in the Twin Cities metro. In the village, the Historic Afton House Inn offers fine dining and the Swirl Wine Bar with an outdoor patio, and Selma’s Ice Cream Parlour bills itself as the oldest ice cream shop in Minnesota. Afton Apple Orchard brings in families for apples, pumpkins and a corn maze each fall, and the volunteer-run Afton Historical Museum offers a self-guided walking tour. Hours and seasons change, so check before you visit.
The Afton Housing Market Right Now
Afton sells only a handful of homes a month, so the numbers are noisy. Redfin’s latest figures (three months ending August 2026) show:
- Median sale price: about $794,000, up 2.5% year over year
- Days on market: about 42 (Redfin’s page also references 60 days, so treat this as a range)
- Sale-to-list: roughly 3% below list on average
- Homes sold: 8 in August 2026, versus 9 a year earlier
In plain English, Afton’s higher-priced market is stable, not frothy. Buyers have more negotiating room here than in the smaller, faster-moving river towns nearby, and homes that are priced above what the comparable sales support tend to sit. With so few sales, we would rather look at specific comparable sales with you than lean on one headline number.
Schools
School assignment in Afton depends on the address. Niche lists Stillwater Area Public Schools (A, about 8,455 students) and South Washington County Schools (A minus, about 19,578 students) among the districts for the area, and Afton-Lakeland Elementary is a South Washington County school. Stillwater reports a 92% graduation rate and 61% reading and 58% math proficiency on state tests. Please confirm the assigned district for any specific property before you fall in love with it.
Taxes and Costs
Ownwell reports a median effective rate of 0.99% in Afton and a median annual bill of about $5,846, versus $4,446 countywide. The rate is not high, but larger and more valuable homes mean larger bills. Acreage, septic systems and wells are also common here, so budget for ownership costs that city-sewer homes do not carry.
The Commute
Hudson Road, County Roads 18, 21 and 71, and Highway 95 connect Afton to the metro and to the interstate network. We do not have a verified average commute figure for Afton itself, so test your actual route at rush hour before committing. Many clients find the drive part of the trade for the setting.
Is Afton Right for You?
Afton fits buyers who want privacy, acreage, river and bluff scenery, and a village with real character, and who have a budget to match. It suits outdoor lovers, horse and hobby-farm buyers, and anyone who values quiet. It may not fit those who want an easy, short commute, a big restaurant scene, or a low-maintenance lot, and the price point is a stretch for many first-time buyers.
