Lake Elmo is where the east metro stops feeling like the suburbs. Drive through and you will see farm fields, horse properties, a historic village center and newer neighborhoods, all bounded by two major highways. For clients who want more room and a calmer pace but cannot give up easy access to St. Paul and Minneapolis, it is a natural fit. Here is a realistic look at living in Lake Elmo.
The Setting
Lake Elmo had 11,335 residents at the 2020 census and covers roughly 24 square miles, including about 2 square miles of water. Highway 36 forms the northern boundary and Interstate 94 the southern, with County Roads 14 and 17 serving as the main routes through town. Much of the land within city limits is still farmland, which gives the city its rural feel even as new neighborhoods have been added. The median age is 41.6, younger than neighboring Afton or Grant.
Parks, Outdoors and Community
Lake Elmo Park Reserve is the crown jewel, 2,165 acres run by Washington County, with 80% set aside for preservation. It offers a swim pond in summer, hiking, paved and multi-use trails, equestrian trails, picnic areas and camping. Check the county’s site for current-season hours. The village center has an older, small-town feel that sets it apart from the newer residential areas around it.
The Lake Elmo Housing Market Right Now
Redfin’s city-level data for September 2026 shows:
- Median sale price: $689,672, up 11.2% year over year
- Median days on market: 28 (up 8 days from last year)
- Sale-to-list price: 98.8%
- Homes sold above list: 27.5%
- Homes with price drops: 22.4%
- Homes sold: 81, up 4.2%
In plain English, prices are rising and homes are still selling at close to asking, but the market has loosened a little: homes are taking longer, and roughly one in five has needed a price cut. About a quarter still sell above list. That is a market where good homes in good condition move, and overpriced ones linger. Buyers have somewhat more room to negotiate than a year ago, while sellers should price carefully from day one.
Schools
Most of Lake Elmo is in Stillwater Area Public Schools (Niche grade A, about 8,455 students, 92% graduation rate, 61% reading and 58% math proficiency). Lake Elmo Elementary and Oak-Land Middle School are located in the city. Niche also lists Mahtomedi (A) and North St. Paul-Maplewood-Oakdale (B) among districts serving parts of the area, so the district varies by address. Please confirm for any home you are considering.
Taxes and Costs
Ownwell reports a median effective rate of 1.02% and a median annual bill of $5,688 in Lake Elmo, compared with 1.17% and $4,446 countywide. Newer neighborhoods typically have city water and sewer, while rural properties often use wells and septic, which affects ownership costs. Ask us about specific properties.
The Commute
Interstate 94 and Highway 36 make Lake Elmo one of the more commuter-friendly rural-feel cities in the county. Your actual drive time depends on destination and traffic, so test your route at the hours you would travel.
